SOREP/ USF Real Estate Competition
Overview
The Society of Real Estate Professionals (SOREP)/ USF Real Estate Competition is an event for USF students to showcase their expertise in investment analysis and reshape the landscape of downtown Tampa.
Participants in this exciting event take on the challenge of conducting a comprehensive investment analysis for a commercial property located in downtown Tampa. Through meticulous research, financial modeling, and strategic planning, student teams will explore the potential of the property, ultimately determining its usability.
Teams will then pitch their findings to a panel of real estate industry profeesionals who will evaluate their anaylsis.
To be competitive, you will need to conduct several component analyses:
- Market assessment and projection for each proposed use in the structure leading to a determination of projected rental income.
- Market demand analysis for each proposed use in the structure leading to a determination of projected space absorption.
- Estimation and projection of operating expenses for each use and the overall project.
Cost estimate for site development and each component of the structure. - Estimation of market value at time of sale, and a discounted cash flow (DCF) analysis with projected IRR / NPV.
The top three teams with the best pitch will win cash rewards of up to $3,000.

Help reshape urban tampa
Located on W Cass Street in the heart of urban Tampa, the property being anaylzed is an acre lot with a 15,000 square foot facility with commercial space and an auto repair facility. Students participating in the competition will share ideas that can potentially re-shape the growing urban sprawl of downtown Tampa.

Beyond the competition, participants have the chance to network with industry professionals, gain insights from keynote speakers, and connect with potential mentors. The USF Real Estate Competition is not just an event; it's a gateway for students to enter the dynamic world of real estate and forge connections that will last a lifetime.
The SOREP Annual Scholarship
The Society of Real Estate Professionals is pleased to offer an annual scholarship to eligible finalists and full-time undergraduate or graduate level students who are pursuing a career in real estate with the intent to relocate to Tampa Bay after graduation. The scholarship is currently available to students admitted to or attending the University of Florida, Florida State University, the University of South Florida, the University of Tampa, the University of Miami, or the University of Central Florida. Sponsored by Ali Hasbini of the Muma College of Business, the USF Nault Center for Entrepreneurship, Valley Bank, The Society of Real Estate Professionals (SOREP), and the USF Real Estate Society, the SOREP Real Estate Competition gives students the opportunity to make a positive impact to the Tampa Bay economy while gaining real world industry experience that will help you excel in your academic and professional career.
Competition Date: April 12, 2024, 12 p.m. - 4:00 p.m.
Location: USF Muma College of Business, Tampa Campus, Dean's Board Room.
All entries must be submitted by March 4, 2024; Finalists will be notified by March 5, 2024
